Calabasas sits at the western edge of the San Fernando Valley, where the terrain shifts from flat residential streets into steep canyon lots and hillside estates. The housing stock is mostly single-family homes built between the mid-1980s and early 2000s, with architectural styles ranging from Mediterranean and Tuscan villas to mid-century modern and contemporary custom builds. Lot sizes go from roughly 6,000 square feet in planned communities to more than an acre in hillside neighborhoods.

The biggest difference between remodeling in Calabasas and most other parts of LA is the gated community factor. Communities like The Oaks, Mountain View Estates, Vista Pointe, Calabasas Park Estates, and Lake Calabasas each have their own HOA with an architectural review committee. Any exterior work, including additions, ADU placement, window changes, new roofing materials, and even exterior paint, typically requires committee approval before the City of Calabasas permit process begins. That means two approval tracks instead of one, and the HOA submission can require a full package: site plans with property lines and setbacks, elevations of all sides, material and finish specs, and sometimes landscape and drainage plans.

We handle both tracks as part of our pre-construction process. The HOA review starts during design, not after plan check submission, so it does not delay the overall project timeline.

Calabasas also sits within or adjacent to wildland-urban interface zones. After the 2018 Woolsey Fire, many homeowners in this area have invested in fire-hardening upgrades: Class A roofing, ember-resistant vents, non-combustible siding or decking, and defensible landscaping. As an IICRC-certified firm, we handle fire-related restoration and rebuilds alongside standard remodeling work.

One more local consideration: the City of Calabasas enforces an Oak Tree Preservation Ordinance that requires permits for removing, transplanting, or encroaching into the protected zone of any healthy oak tree. For projects that involve grading, additions, or outdoor construction, tree surveys and city permits need to happen early in the planning process. We factor this into every Calabasas project scope.

Common Questions About Building in Calabasas

  • Yes. Many Calabasas projects require HOA architectural review committee approval before city permits can be submitted. In communities like The Oaks and Mountain View Estates, the submission package can include site plans, elevations, material specs, and landscape plans. We handle these submissions as part of our standard pre-construction process so they run parallel to design, not after it.

  • The City of Calabasas issues building, electrical, mechanical, and plumbing permits for work within city limits. Most kitchen and bathroom remodels, ADUs, additions, and structural changes require permits. If your property is in a gated community, you will likely need HOA approval before submitting to the city. We manage the full permit process on every project.

  • Timeline depends on project scope. Calabasas projects in gated communities can take longer than similar projects elsewhere because HOA architectural review adds a step before city permitting begins. We start that review process early in the design phase to keep the overall timeline on track. During your consultation, we can give you a realistic range based on your specific project.

  • The minimum for any project is $7,500. Bathroom remodels start at $15,000. Kitchen remodels start at $35,000 (excluding condos). ADUs start at $120,000. These minimums are published upfront so homeowners know whether we are the right fit before scheduling a consultation.

  • Yes. Many Calabasas lots sit on hillsides or canyon edges, which means grading, drainage, and structural engineering are part of the project from day one. Hillside construction also involves additional city requirements around grading plans and sometimes geotechnical reports. We coordinate the permitting and engineering so the homeowner does not have to manage it separately.
